A prefab house from Flexi Home starts at €360/m² for a single-storey press panel build. That price is for the advanced shell stage (до тапа): your house arrives built, enclosed and assembled, ready for you to add the final interior finishes. It is all-inclusive for the structure, insulation, windows and doors, assembly, transport and VAT (taxes included). The choice of system (press panel, frame or reinforced steel) and the number of storeys set the rate per square metre. Turnkey, move-in-ready finishing is priced separately — see the note below.

Not included in this price: the foundation, building permits, the land and utility connections (water, electricity, sewage), as well as the final interior finishes — flooring, painting and the kitchen and bathroom fit-out. Those final finishes belong to the separate turnkey package.
Turnkey finishing (kitchen and bathroom included, move-in ready) is offered in three packages — economy, mid-range and luxury — with published prices incl. VAT. The exact contents are detailed in your personal offer.
Worked examples — press panel, single storey, advanced shell stage (до тапа)
60 m² = €24,000 · 80 m² = €30,400 · 100 m² = €36,000 · 120 m² = €43,200. The €/m² rate falls with size (€400/m² at 60 m² down to €360/m² at 100–120 m²; over 120 m² — individual offer), press panel single-storey, VAT, taxes and transport included. Production takes about 3 weeks, and assembly is completed in 5–10 days once your foundation is ready.

How much does a prefab house cost in Bulgaria in 2026?
From €360/m² for a single-storey press panel house at the advanced shell stage (до тапа). A frame house starts at €506/m² and a reinforced steel house at €643/m². Two-storey rates are €489, €600 and €729/m² respectively. All prices include VAT, taxes and transport.
What does the listed price include?
The listed (advanced shell stage / до тапа) price is all-inclusive for six things: the structure, thermal insulation, joinery (windows and external doors), assembly, transport and delivery, and all taxes including VAT. It does not include the foundation, permits, land, utility connections or the final interior finishes.
Is this a turnkey, move-in-ready price?
No. The listed price is for the advanced shell stage (до тапа) — the house is built and enclosed, ready for your own final finishing. A full turnkey, move-in-ready package (flooring, painting, kitchen and bathroom fit-out) is priced separately and is available on request.
How long does production and assembly take?
Production takes about 3 weeks. Once your foundation is ready, assembly on site is completed in 5–10 days.
