How the calculator works
- 1Choose a system
Pick press panel (from €360/m²), frame (from €506/m²) or reinforced steel (from €643/m²), and select one or two storeys.
- 2Draw the rooms
Press and drag on the grid to add rooms — one square equals one square metre. Add doors and windows, and label each room by type.
- 3See the area and price
The tool automatically sums the area and multiplies it by the rate per m² to show your base price for the advanced shell stage (до тапа).

The calculator uses Flexi Home's 2026 rates (advanced shell stage / до тапа, VAT included): press panel €360/m² (€489 two-storey), frame €506/m² (€600), reinforced steel €643/m² (€729). The result is a base estimate; the final quote depends on your design, foundation and site. Production takes about 3 weeks; assembly 5–10 days after the foundation is ready.

What stage does the calculated price cover?
The advanced shell stage (до тапа): the house built, enclosed and assembled, ready for your own final finishing. It includes structure, insulation, joinery, assembly, transport and VAT. Turnkey finishing is quoted separately on request.
Does the price include the foundation?
No. The foundation, permits, land, utility connections and final interior finishes are not included in the calculated price.
